Avenue Crest v Qube



I have promised to abang ensem to write a review on Avenue Crest, a new office boutique project in Shah Alam.

Ok, i have written about Alam Idaman, rite?
Alam Idaman is the 3rd phase of the total mixed development plan of Crest Builder.
Recently, they launched the 5th phase project, a boutique office named as Avenue Crest.
It is freehold, priced starting from RM168K for the smallest unit of 527 sqft.
ABout rm320K per sqft.

Located at Batu 3 Shah Alam, opposite Kilang Gula CSR and nearby Subang Andaman site.
Easy accessible from Elite Highway, Federal Highway, KESAS, NKVE and Guthrie.
Yeah, from Elite highway, if you are coming from Putra Heights or south towards North, it will be just on your rights side while Alam Idaman will be on your left side.
There are 495 units available altogether.

The design of the building, for me somehow, might look like a condo.
But i am not alone. When i went to the launching event, the salesperson told me that there are number of people drop by thinking that it is a new condo project.
Hm.. maybe Crest Builder purposely does not mention 'Office' on the bunting hang along the road at Batu 3 area to attract the home buyers' interest. Marketing tactics maa....

Currently, the shop office nearby the site still have vacant units. not yet to be rented.
There is one budget hotel there, car showroom, restaurants but still quiet despite the traffic jam on the mainroad,
However, i believe that all units will be full one day.. but when is the day?
Looks like Avenue Crest will help these shop offices to be hot picks, not otherwise.
However, in terms of appreciation, Puri Ayu and Indah Ria has appreciate a lot even though just 2 years after vacant possession.

Actually for this price, i am of the opinion that it is not difficult to get positive cashflow.
Just, dont forget that there are one competitor opposite the federal highway.
The Qube, another office and retail center.. leasehold but almost sold out.
Only bumi units left.


The developer is Goodwill Polygon Sdn Bhd .
They even generous to give away one free samsung smartphone for those referring buyer to them.
however the price for qube is a lil bit higher.. am i mention a lil bit?
soryy, actually a lot higher.
Qube is sold at rm500++ persqft.
Maybe because they inject green technology and good feng shui element inside, this give the valuation good reason for the higher value.
